Finding the Right Lot

Locating the perfect area to build you home is just part of the process. But, there are other major factors.

  • Lot Condition

    • a home on a level site reduces cost significantly with lower grading and foundation costs. If the lot needs significant tree clearing, this can add up.

    • We need to make sure the home you want to build fits on the lot and within any setbacks required by the city or county.

  • Water Source and Waste Solution

    • Does your lot have City Water and/or Sewer. If not you will need to add in cost for a well and sceptic tank. If you need a septic, you need to get a soil evaluation to confirm the land is suitable for a drain field.

  • Neighborhood and Schools

    • If you have kids or you like to enjoy the town, make sure the are checks the boxes.

Selecting a Floor Plan and Options

Browse through our available Floor Plans and Options tiers. This will help you understand the approximate cost and options you want. You can also hire an architect or find plans online that you like. This is a very important part of the process to make sure everything you want in your home is selected before construction. We are here to help!

  • Ranch or Multi-Level

    • Most people think to cost of a home is based on square footage. While this is partially correct, another big determining factor is the footprint of the house. Adding more garage bays, selecting a Ranch style house and adding a large covered porch adds foundation, framing, and roofing costs. The more square and smaller a footprint is, the more bang for your buck you can get with square footage.

  • Feng Shui

    • Visualizing your plan as if you are walking through the house helps you figure out what feels right and what needs changing. Is the garage on the right side of the house? Which way do the doors swing? Does the kitchen flow properly?

    • We are dedicated to making your new home feel right and we have an experienced designer that will help you visualize and point out items that may cause the harmony of the home to be off.

  • Number of Bedrooms and Bathrooms

  • Neighborhood and Schools

    • If you have kids or you like to enjoy the town, make sure the are checks the boxes.

Cost to Build

Once you have selected you location and floor plan, we will calculate an accurate cost to build. We will present different price points based level of finish you want and the appropriate allowance for each selection.

  • Cost of the Land

  • Land Prep

    • Including, clearing, grading, driveway, utility location, etc.

  • Base price of the home

  • Additional Options and Upgrades.

Finances

Meet with a mortgage consultant to start the financing process. We have relationships with multiple lenders that specialize in construction-to-permanent loans to guarantee that you receive the most competitive terms and conditions. They can even pre-qualify you before you start your home search.

If you are paying out of pocket, the process is much more simplified as you will just pay as each portion of the build is completed, typically a monthly invoice will be sent out.

Pre-Construction

Before breaking ground. You will meet with the builder and designer on site and in the office to go over the plans and selections one last time. You will receive the construction timeline, and understand the key progress points of the building process.

Construction

During construction, the builder will actively be apart of the construction process. This means on site almost every day. When issues pop-up, he will quickly get to the site to address them. If you have questions for the builder, you will get his direct phone number.

  • If you want to be involved in seeing the progress, we encourage it, with limitation to safety. It is your home, we want you to know what is behind the walls and how it is built.

  • If you want a much more hands off approach, that is completely fine. We will send you weakly progress reports, with pictures and details. We will contact you with any decisions that need your input.

  • If you want to be involved somewhere in the middle, that is totally fine. It is your house and your legacy we are building.

Completion

Once the construction is complete, all inspections are completed and the certificate of occupancy is issues, we will walk through the entire home and answer any question on features and maintenance your new home requires.

Your new home warranty will begin on the day this walk through is done.

After the process is completed… you are ready to move in!
